Today’s Challenges when Marketing a Property can be adapted to assist a Seller show their home to its best potential, and help Buyers find the perfect home.
I have been through a few market ups and downs, from very high interest rates 22+% to dramatic price reductions, lots of completion to little competition. This time period is like no other.
Real Estate professionals and their clients are on a crazy roller coaster ride with social distancing and stay at home requirements, and rules changing almost daily. As a professional Realtor I keep on trying to do the best for my clients.
The marketing has changed from trying to getting as many people through a home, to now getting the right person viewing the property online. The goal IS to have an offer pending viewing/inspection of the home.
1.) To accomplish this, really great photos must be taken. My photographer offers 3D, Video, and slide photos which will now include areas that don’t usually get photographed. Ie: the HVAC system, the garage, the unfinished storage rooms, hot water tank, electrical panel – all the workings of the home.
2.) The MLS photos will be put in the order that a Buyer would walk through the home., creating a “home tour” experience.
3.) 3D Virtual Tours and Floor Plans provide the property information people are looking for. Access to property information benefits everyone. Fast decision-making, better planning, and easier navigation are the results. 3D Tours include floor plans, 360 degree images, room dimensions, and photos. This will be minimizing the foot travel through the home.
4.) Options of narrated videos bring the home to life, showing the good, bad, and the ugly.
Nothing beats a great description of the home, providing much needed detail. Feature sheets can add to much more detail than an MLS listing, and can be uploaded for everyone to read. Local amenities, schools, are vital statics that are important to each listing.
Open Houses are forbidden and are not safe for anyone conducting business – however I can offer Virtual Showings. FaceTime video walkthrough sessions can be arranged in order to answer buyer’s questions and show parts of the home that are important to them. These can also be done to create a Virtual Open House
Continual updating of the MLS listing, buy rotating the front photo, and rewriting the description to attract the attention of Buyers….these are just a few of the ideas and marketing I’ll provide at this time in my marketing strategy to help you the Seller and you the Buyer make a real estate decision.
